Terms & Conditions

This is for Self Catering, no food or beverages will be supplied.

There is a No Smoking Policy in place. This is to protect the Property and the Nature, Wildlife, Meadows and Forest.

Barbecue

No Barbecue is to made in the Meadow or Forest areas. Any Barbecue must be conducted either on the concrete parking areas outside the Lodge or down by the Lake which has a purpose built Barbecue.

There are three Fire Blankets in the Lodge and a Smoke detector. Any issues immediately call for Help on 112 and contact us for assistance. Details of Fire, Police and Health Emergency contact numbers are in the Lodge.

Pets

No Pets in the Lodge hire.

Dogs are allowed in campervan parking hire. Dogs to be kept strictly on leads. Any Dog running off lead will result in being asked to leave the Property without a refund. Must pick up and dispose of waste by removing it from the Property yourself.

On Entering

There will be a Key in the Key Safe which is a small box attached on the Lodge front wall. You will be given the Key Safe Number for your arrival.

Please take off shoes or boots at the front door porch or on veranda at side door, (all footwear is undercover in these places).

On leaving

Please secure the key back in the Key Safe Box ready for the next person/s arrival. Please leave the Lodge and Property how you found it. Also, make sure all electrical appliances including radiators are switched off.

Payments

Full payment is to be made on booking. There is a Payment Portal on the Webpage. Any issues,  please contact: forestmeadowlodge@gmail.com

Children under 18 years

Children 18 years and under are the responsibility of Adult supervision. The responsible Adult is responsible for all health, safety and supervision of under 18s.

No Hunting

There is a hunting ban in place on this Property. No Hunting, injuring or capturing any Animals, Insects or Birds. It is their home to roam in safety. This is a Nature Conservation area and as such any person/ persons involved with attempting to Hunt or cause any distress to Animals, Insects or Birds will be asked to leave the Property immediately.

Fishing

Fishing Permits must be arranged. Please see details below. There are multiple Lakes and Rivers to Fish in. Please follow best, high practice and the Codes of your Fishing Permit/ Licence.

The Area has a vast network of Lakes and Rivers.

For permission to Fish in local Lakes and River; Yttre Lemesjo fvo; Hattsjo fvo; Flärke Husans fvo and Mjosjoarnas fvo you must obtain a Permit from the Flärke Village Store:

Sunday  Closed.
Monday - Thursday 10am - 6pm.
Friday 10am - 7pm.  Saturday 10am - 1pm.

There are no restrictions on Photography.

Recycling

There is a large Recycling Box in the Porch of the big house, Meadow Valley House which is next to Forest Meadow Lodge. Please either Recycle yourself or leave it in the Box where it will be recycled by the owner of the Property.

Litter

The Property,  the Village and Sweden does not do Littering. Please ensure that Litter is not dropped, bins are used and any Litter is correctly deposed of. There is a Recycle centre at Livis Gidea 15km and at Ornskoldsvik 45km.

Sauna Use

The Sauna is to be booked and paid for via the Bookings page. It is regularly serviced by an Electrician and as such please follow the guideline information in the Sauna House. No Children under 18 years are to be in the Sauna without being accompanied by the responsible Adult. Please turn the Sauna off after use. It heats up quickly within 20 mins. Any problems please contact us.

Heating in Lodge

Please do not put clothing over the electrical Radiators. On leaving switch them off. Heat Pump with indoor remote control. This is regularly serviced by an Electrician. Any problems please contact us.

Please use the Log burner with thought. Logs are found for your collection from the woodshed on the Property. Do not stack the burner up if you are going out for the day and make sure you have shut the burner door. Use the fan burst on the bottom with care for short blasts when needed. Do not leave this on and leave the Lodge.

On leaving the Property ensure the burner door is closed and the Fan Dail is off.  Do not put anything else in this Burner other than the Logs from the Woodshed.  The burner is regularly serviced Any problems please contact us.

Swimming and Bathing in the Lake

Children under 18 years of age must be accompanied by a responsible adult. The Owner does not have responsibility for your health, accidents, or safety including all activities around or in the Lake. The sole responsibly is through the Adult in charge. The Owner is not responsible for any health, safety or accidents regarding Adults with the use of this Lake either in the water or  around the Lake.

Fruit, Berries, Herbs, Mushrooms

The Property has a wide range of Fruit, Herbs, Berries and Mushrooms. The Owner is not responsible for any issues health, illness or loss, regarding the handling or eating berries, Fruit, herbs or mushrooms. The Sole Responsibility is with Adults and Children under 18 years should not be un accompanied without an Adult during these practices.

Wild Animals, Birds, Insects and Reptiles

No Children under 18 years of age should be in the Forest or Meadows un accompanied by the responsible Adult. The owner has no responsibility for any issues with health or injury, loss with incidents regarding Wildlife, Birds, Insects or Reptiles. This is a Nature Conservation Area and as such all Wildlife, Birds, Insects and Replies are encouraged to roam around their home freely.

Flowers

No picking wild flowers, plants. they are very important to the Butterflies and Bees and the whole pollination system at Forest Meadow Lodge that the Butterflies and Bees rely on.

Cancellations

Full refund for cancellations before 28 days of the booking.

50% refund for cancellations from 27 days before Booking up to 8 day's before booking. Cancellations 7 days before Booking are non refundable. Any queries please contact: info@forestmeadowlodge.se

Rebooking

Re-Booking can take place at anytime and no costs will occur from re Booking. Any support needed contact: info@forestmeadowlodge.se

Payment

Please refer to the Price and Payment Policy on the Bookings Page.

Strictly no use of candles in the Lodge or outside, you will be liable for any damage caused by candles.

Smoking

Strictly no Smoking or Vaping.

Movable furniture

Moveable furniture such as the beds, Sofa's, chairs and tables can be moved in order to fit in with your needs.

The owner accepts no responsibility for any incidents, injury or other involving cycling on the Bikes that are provided.

The owner accepts no responsibility for a any illness, injury or other whilst staying at the Property or during any outside activities.

Liable for damage

Any significant damage will be invoiced, failure to cover the damage will result in being liable. This refers to damage of the Lodge or its contents; damage to the Sauna House or its contents; damage to any outside area of the property.

We can only accept full payment at booking stage.

We reserve the right to cancel

Forest Meadow Lodge reserve the right to cancel or make changes to your booking at short notice due to unforseen circumstances.

You will get a full refund or you can rebook.
